WORKS:
Complete internal refurbishment; including structural alterations and additional ground floor flat within previous service areas. External re-cladding, roof repairs and window replacement.
Complete new services; including lift and renewal of incoming mains.
Separate contract on a D&B basis, for enabling works for redevelopment of further new build sites at rear, for the same client with re-modelling, ground works, parking areas, service road etc.
ACHIEVEMENTS:
The successful scheme was the winner of a Bronze award at ‘What House Awards 2009’ in the Shared Ownership Category. All the units were successfully sold at the bottom of the housing recession within a few weeks of being marketed by NHHT.
An extremely high standard of finish was achieved on the completed works within a low budget, with the overall scheme coming in at less than £1,000.00/m².
A good example of a project being value engineered, to achieve high standards close to that of a new build befitting client and user expectations.
The scheme, although not environmentally assessed, has a very low carbon footprint utilising the existing structure, thus reducing impact.
During a post project review, NHHT rated this as their current best scheme in terms of low number of defects and excellent aftercare service.
Robson Walsh LLP provided a comprehensive service; undertaking full design and professional services, as well as taking over the role from others for the enabling works and external works, as part of the future development to the rear of the site. Negotiating this successfully with the contractor on a D&B basis achieved earlier completion; so the flats could be sold to maintain the revenue stream
