External redecoration of dispersed mixed range of new build flats and older street property conversions.

COMMISSION & BRIEF:

Robson Walsh LLP were commissioned to survey properties on an annual basis and prepare detailed specifications of cyclical decorations and any major repairs, as well as comment on future repairs.

Cost budgets were given for future sinking funds and Section 20 consultation.

The schemes are tendered, with second stage Section 20 consultation, contract administration and monitoring of the works through to final account stage.

Robson Walsh LLP are integrated into the consultation service and regularly attend tenant’s meetings to explain costs/works etc.

ACHIEVEMENTS:

Here is another example where we have been retained for the long term, reinforcing the service provided by RW.

Given difficulties with Section 20 notifications, we make sure that we give clear and concise cost estimates and detailed specifications of all works, rather than using schedules of rates for spot items of repair. Through this we have found less confrontation arises with leaseholders.

As with other cyclical schemes, we have been innovative in our use of modern methods of access, to keep costs down for leaseholders; who eventually have to pay for the works and often remain on low incomes.

Over the years we have developed a working relationship with Dulux Paints, who assist in technical specifications to ensure we specify the right product. This is now necessary with the variety of different claddings being applied to some of the newer modern apartment blocks.

Post completion inspections carried out by Dulux, have often commented on the high quality of works undertaken.
