WORKS:

A complex scheme with major envelope repairs; including new roofing, replacement of rear windows with sympathetic overhauling of box frame timber windows to frontage, upgrading of roofs, insulation and associated works. To the interior retro fit out of flats; including new kitchens, bathrooms, flooring repairs, damp proofing works, plaster repairs, redecoration and finishes.

Flats also had extensive upgrading of services; including rewiring, provision of new central heating, replacement of all electrical risers, relocating meters, new incoming mains, rewiring common parts, and emergency lighting etc.

ACHIEVEMENTS:

A demanding scheme with the extent of works being undertaken around occupied flats. In some instances it was necessary to liaise with our clients to temporarily decant tenants to alternative accommodation. Works undertaken under a partnering arrangement with a framework contractor, with closely co-ordinated resident liaison services located on site during the term.

Involved individual cost analysis of each element of upgrading, within flats separated from external and common part works, with some Leaseholders within block.

This project is a fine example of Robson Walsh’s multi-discipline approach to comprehensive refurbishment schemes; assembling specifications in order to give flexibility for each resident to have bespoke kitchens and other upgrades within a tight cost framework.

The scheme has been one of our most challenging projects; keeping high occupancy during the extent of works and maintaining safety and comfort for residents and all concerned with the construction.
